Beautiful, Scenic Southeast Texas

People from throughout the country are moving to Southeast Texas’ Golden Triangle to take advantage of the tremendous employment environment, year-round warm weather, and natural beauty. The largest city, within the closest proximity to the new expansion in the Petrochemical industry is Nederland, Texas. Location, Location, Location

Stillwater Estates is actually located sort of right between two great cities, Beaumont and Nederland. The current entrance is conveniently located right off of Highway 69. It’s deepest point is 30 feet. Because it is fed by spring water it will always remain as clear and sparkling as it is now. It was stocked with bass some 15-20 years ago.

Year-Round Lifestyle Enhancement

Children of Stillwater Estates are eligible to attend the highly preferred Nederland ISD. Fire Protection is provided by the Central Garden Fire Department. Utilities, including natural gas, are either in place, or available for every lot. The streets are curbed, guttered and concrete paved. All utilities are underground and streetlights are in place near existing construction and scheduled to be placed throughout the division. Water and sewage services are provided by Jefferson County District Number 10. The District has built a new state-of-the-art sewer facility with the Stillwater community in mind.

Stillwater Estates is built for beauty, privacy and enjoyment. The LNVA Canal, Rodair Gully and a 250 foot utility easement surround the entire property, creating a natural buffer zone between the subdivision and adjoining neighbors. The recorded restrictions provide for a homeowners association, and architectural control committee. The restrictions were written with the preservation and protection of the Stillwater community as a priority.

Finally, Stillwater Estates lies on a natural ridge, one of the highest points of elevation in the mid-county area, with no part of the subdivision falling in the flood plain. The close proximity of the LNVA Canal and Rodair Gully provide ample drainage. There is also an overflow pipe from the lake into Rodair Gully, controlling any possible overflow.
